In this scenario our role is reversed and we will act for the buyer or tenant**. From our initial meeting (without obligation) we look to establish your requirements and provide a full explanation of how our role works. We will advise broadly on current market conditions and trends and establish what is feasible within your budget in your preferred location. We will handle the entire process on your behalf, contacting (as appropriate) estate agents, conveyancers, mortgage brokers, surveyors and specialist professional services on your behalf.
Once we are instructed to proceed with your search, we will work with you to finalise a specific search brief, identifying location, budget flexibility, preferred architectural style, accommodation and layout preferences. At this stage we recommend spending some time exploring your preferred area, refining specific detail to ensure we deliver properties suitable for your lifestyle.
Once we have refined your requirements, we will take some time to study the market closely, liaise with agents, and conduct preliminary viewings so that we can establish a short list of homes that are compatible with your requirements. Once the short list is compiled we organise with you a schedule of viewings of these homes, when we will accompany you to the property to advise as appropriate on both the positives and negatives to ensure that we can decide on the right property for you.
Once we have decided on “the one”, we will commence the negotiation process on your behalf. Using a careful process of comparison, with your input we will determine the price that you are prepared to pay and then set about acquiring the property for you at the best possible price.
Having successfully negotiated the price we will oversee the sale/rental arrangements on a daily basis and handle all ongoing correspondence on your behalf. Our aim is to complete the transaction quickly and effectively.
