Market Activity Increase Post-HIPs

The sales teams at Mildenhall and Bury St Edmunds have seen a marked increase in the number of properties coming to the market since last weeks suspension of HIPs. With the requirement now only being for an Energy Performance Certificate to be ordered before marketing commences, and the nominal cost that this process this now involves, many vendors are taking the opportunity of entering the market in readiness for the summer months. Excellent News!

HIP’S suspended

No longer will vendor clients need to find hundreds of pounds before they place their properties on the market, as yesterday the government announced that HIP’s are to be suspended with immediate effect. This is good news for the housing market as we now only need an Energy Performance Certificate (EPC) to be commissioned before putting a property on the market – this can be provided for well under £75. Excellent news!

We are always pleased to receive feedback from our clients. One of our landlords, Mr L from Lakenheath whose property became vacant on Tuesday was chuffed when we rang him to confirm that we had received a new application for the property on Tuesday morning. Mr L commented: “There’s fast and there’s Shires fast”. We’ll take that as a compliment, thanks you!

We take our customer feedback very seriously – our buyers and sellers are sent a brief questionnaire on exchange of contracts. The result of our most recent questionnaire to be returned gave us a rating of 93%!

The client also commented: “Thankyou for making a stressful experience not so stressful!”. (Mrs B, Mildenhall – 18th May 2010).

With the election result now known and the coalition government starting to make its mark, the Mildenhall sales team have noticed a considerable increase in activity. Last week was the most productive since early April with buyers appearing to be gaining confidence – great news!

Bob calls it a day….

Last Wednesday, 31st March 2010 saw the end of an era at Shires Estate Agents when founding director Bob Gallon worked his final day before retiring.

Under Bobs influence the company has evolved considerably since it was founded back in 1987. Initially the company set up with Bob working in a mortgage adviser capacity, alongside David Kemble-Taylor and Mike Ellis who ran the agency side. After a couple of years Bob switched over to his preferred territory – selling houses and the companies presence grew and grew. Having worked part time over recent years, Bobs retirement was marked by a meal at the Angel Hotel in Bury St Edmunds with David and Mike, alongside professional acquaintances Terry Ball of Kester Cunningham John, Roger Turner of Colleys and John Casson of Marshall Buck.

His office colleagues then treated Bob to a retirement gift of a watch, a cake and then a relaxing meal at the local Chinese.

We hope your retirement is long and enjoyable – cheers Bob!
