Our experience and knowledge is extensive and we are able to offer a full range of services, which can be tailored to suit individual client's needs - these range from simply an introduction of tenants, through to a comprehensive management service.
Landlord Information
In addition to introducing vetted and referenced prospective tenants our management services also includes:
- Preparation of professional Tenancy Agreements tailored to suit the Landlord's requirements.
- Preparation of Detailed Inventories, Condition Reports and arranging interim inspections.
- Collection of rents and prompt onwards transmission to Landlords.
- Arrangement of Gas and Electrical Certificates, where applicable.
- Full and efficient maintenance and repair services through our experienced and reliable contractors.
- Reading of meters and notification of utility companies.
- Advice with regard to rental arrears if they occur, and in extreme cases, advice regarding the procedures for possession Orders, and if necessary, through to final eviction Orders.
- Dealing with deposit return and any dilapidation issues at the end of tenancies.
- Information and advice for overseas Landlord clients regarding compliance with the Inland Revenue Non-resident Landlord Tax Approval Number systems and applications.
- Optional Insurance policies – including Rent Guarantees, Legal Costs and/or Buildings and Contents Insurance.
Tenant Information
In addition to introducing vetted and referenced prospective tenants our management services also includes:
1. Register
The first step is to register with us either by calling, emailing or contacting us via this site.
2. Search
Once we understand your requirements we will shortlist a selection of properties that match your criteria.
3. View
We open from 9am to 5.30pm weekdays and 9am to 4pm on Saturdays. We can also arrange viewings in the evenings and throughout the weekends.
Our website automatically feeds to other property portals including rightmove.co.uk and SMS messaging and Email details of your property are sent out to all registered buyers.
4. Select
Once you’ve chosen a suitable property, you can complete an application. We will apply for references and your information will be forwarded to the landlord for acceptance.
5. Paperwork
Tenancy agreement - once the landlord confirms that they would like to proceed we will draw up the relevant paperwork, forming an agreement to be signed by both parties.
Inventory - an inventory of the contents and condition of the property is produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant.
6. Money
Before the tenancy commences, we will require a months rent and a deposit. The deposit will be returned to you at the end of the tenancy, subject to the details of your agreement and the findings of the check-out. The deposit will be registered with the Tenancy Deposit Protection Scheme, as per current legislation.
6. Move
The keys are provided and you move into your new home!
Buy to Let Advice
Shires Residential has a large portfolio of managed properties, and this, together with local knowledge, places us in a useful position to provide clients with advice on which properties should be purchased and we will discuss individual needs and requirements with buyers in order to enhance the investment and maximise the return.
Shires Residential can provide accurate advice on projected yield for the property, advice on any necessary or recommended improvements, and arrangements can be made with known local contractors and builders to undertake these works.
