Legislation
Law relating to Tenancy Agreements and letting of residential property evolves and we are able to provide clients with up to date information on all relevant legislation.
Energy Performance Certificates
Legislation implemented in October 2008 now means that an Energy Performance Certificate (EPC) is required for all homes whenever built, rented or sold. Our lettings team can co-ordinate the preparation of the EPC on your behalf using one of our appointed, accredited energy assessors.
Buy to Let Advice
Our large portfolio of managed properties together with our experience places us in an enviable position to provide clients with advice on the types of properties which should be purchased for their investment needs. We discuss requirements with landlords in order to enhance their investment returns. Our advice includes indications of projected yield and recommended improvements. We can also introduce trusted local contractors to undertake these works.
United States Air Force
We are proud of the working relationship that we have developed with the nearby US military bases. For our American friends arriving from overseas, locating a home can seem like a daunting task – we do everything that we can to ensure that our team are available to assist in finding the right home –dedicated staff are available for viewing purposes and we can provide a ‘collect from base’ service. We will liaise with the Housing Office in respect of the Safety Standards Checklist and endeavour to undertake our own pre-inspections to ensure the property passes first time. The Assured Shorthold Tenancy Agreements (AST’s) that are usually used are compliant with the requirements of the American market.
