Home Information Packs

Since August 2007 it has been a requirement for a Home Information Pack (HIP) to be available for a property being sold. The HIP provides information that is helpful to the purchaser and comprises a set of information that, from 6th April 2009 includes:
For Freehold properties:
  • Home Information Pack Index
  • The new Property Information Questionnaire (PIQ)
  • Energy Performance Certificate (EPC) or predicted Energy Assessment (PEA)
  • Sustainability Information (required for newly built homes)
  • Sale Statement
  • Evidence of title
  • Standard searches (including local authority enquiries and water and drainage search)
  • If appropriate it will also include leasehold information including a copy of the lease.
And additionally for Leasehold properties:
  • A copy of the lease
